CAM-C Underfloor supply and underfloor return air1998 / 2016 New Build Refurbishment
Originally completed in 1998, Flexible Space was specified for this new build development after BAA Lynton carried out a feasibility study, comparing underfloor air conditioning against ceiling based air conditioning installed in a near identical building at Heathrow. The developers were able to demonstrate a 2m total reduction in building height, equating to a saving of around £200,000 in materials and calculated that 25% more floor area is available using the underfloor system as opposed to a fan coil option. Savings in construction time were in the region of five weeks enabling a much earlier handover and subsequently attracting earlier rental income. In 2015 AET returned to First Point to carry out equipment upgrades.

Bridge House
Completed in April 2022, this extensive refurbishment
of Grade II listed building Bridge House will create
light, and airy contemporary CAT-A office space which
will incorporate AET’s innovative and highly adaptive
underfloor air conditioning (UfAC) system across all five
